Home improvement red flags checklist for homeowners: Spot the warning signs early

There can sometimes be signs throughout a project timeline that indicate things may not run smoothly. Our team of experts have highlighted a number of red flags that homeowners need to look out for if they want to avoid difficulty before getting into a building dispute.

Most building disputes do not start with a major problem, and instead they often begin with small warning signs that are ignored or explained away. If you’re seeing one or more of the issues below, it may be time to seek advice before the situation escalates.

Before work starts

  • The builder wants a large payment upfront
  • The quote is vague, incomplete, or significantly lower than competitors
  • There is no written contract or clear scope of works
  • The builder is reluctant to provide references, reviews, or examples of previous work
  • Key details such as timings, payment stages, or materials have not been agreed in writing.

During the project

  • The builder regularly fails to turn up without explanation
  • Work is progressing much slower than promised
  • You are being asked for additional payments with little explanation
  • Poor workmanship is becoming apparent
  • Materials or finishes differ from what was agreed
  • The builder becomes defensive when concerns are raised
  • Communication suddenly becomes difficult
  • The builder refuses access to parts of the works or avoids inspections
  • You are experiencing repeated delays with no realistic completion date.

Serious warning signs

  • The builder abandons the site
  • You receive threats of legal action simply for raising concerns
  • The builder refuses to rectify obvious defects
  • Records, invoices, or paperwork are not being provided
  • You suspect funds have been taken without corresponding work being completed.

What should and what shouldn’t you do?

Do:

  • Keep all communications
  • Take photographs and videos
  • Keep copies of quotes, invoices and contracts
  • Record dates and events.

Don’t:

  • Make accusations without evidence
  • Remove access to the site without taking advice
  • Assume the problem will resolve itself.
